Before taking ownership of your newly constructed home you will walk through the house with your builder. But an independent inspection completed by a qualified home inspector often uncovers deficiencies overlooked by the builder’s inspector – sometimes even municipal inspectors. The inspection ensures your newly constructed home is complete and ready for possession. We will highlight any health and safety issues. We will create a deficiency list that can be used to correctly fill out home-builder warranty forms. We will prioritise deficiencies and offer recommendations for repairs.

If caught early, the builder can correct deficiencies before you take possession, so your home is the way it’s supposed be the moment you move in.

What’s included in the Inspection and Reports?

External roof material condition, gutters, down pipes, valleys, ridge tiles, flashing around all roof penetrations and all possible water entry points.
Interior roof space, roof structure, ceiling boards, insulation type and coverage, sagging timber or leaks, and party walls.
Walls & lintels: correct detailing, condition, movement, cracking, moisture levels etc.
External doors and windows.
Balconies, verandas, patios, decks, and balustrades.
Foundations and ground floors, including a complete inspection of the crawl space.
Stairs: Stringer, handrails/balusters, newel posts, treads and risers.
All internal walls, floors and structural elements.

Check for RCDs, correct electrical wiring, and condition of wiring and plumbing.
Internal doors & frames: Binding doors, defective door hardware, corroded or decaying frames, damaged doors, loose or badly fitting doors.
Kitchen: Bench top, cupboards, sink/taps, tiles.
Bathrooms: cistern & pan, taps, tiles, bath, shower, vanity, washbasin, ventilation.
Laundry: taps, tubs/cabinet, tiles, ventilation.
