Getting a Pre-Purchase Inspection is a sensible decision. It reduces the risk of unexpected and costly surprises, and helps you feel completely comfortable with your home purchase decision. In fact, many clients have saved thousands of dollars during negotiations based on report findings, while others have avoided purchasing a ‘money pit’.
Most home buyers find a home inspector through their estate agent, but this is a conflict of interest if the agent’s commission is based on the final selling price of the home. Also, it is not in the estate agents financial interest to commission a thorough inspection & report on existing defects, as this increases the risk of a sale ‘falling through’. For this reason, many estate agents recommend a home inspector that will produce a ‘tick-box’ report, stating that there are no defects, or minor defects of little consequence.
Hiring an unbiased, third-party inspector ensures that the home inspection does what it’s meant to do, protect YOU, the homeowner. An unbiased third-party inspector will work solely in the financial interests of their client, and not in the interest of the estate agent for the promise of future referrals.
Included in your inspection, as recommended by Australian Standard 4349 Series:
- Full structural evaluation of your home by a chartered structural engineer.
- External roof material condition, gutters, down pipes, valleys, ridge tiles, flashing around all roof penetrations and all possible water entry points.
- Interior roof space, roof structure, ceiling boards, insulation type and coverage, sagging timber or leaks, and party walls.
- Walls & lintels: condition, movement, cracking, moisture levels etc.
- External doors and windows.
- Balconies, verandas, patios, decks, and balustrades.
- Foundations and ground floors, including a complete inspection of the crawl space.
- Stairs: Stringer, handrails/balusters, newel posts, treads and risers.
- All internal walls, floors and structural elements.
- Damp problems & moisture testing.
- Full termite and timber pest inspection, to Australian Standard 4349.3.
- Check for residual current devices, hard-wired smoke alarms, and any apparent noncompliance with current wiring and plumbing regulations.*
- A photographic record of building materials that could contain asbestos, included as standard in all reports.**
- Internal doors & frames: Binding doors, defective door hardware, corroded or decaying frames, damaged doors, loose or badly fitting doors.
- Kitchen: Bench top, cupboards, sink/taps, tiles.
- Bathrooms: cistern & pan, taps, tiles, bath, shower, vanity, washbasin, ventilation.
- Laundry: taps, tubs/cabinet, tiles, ventilation
* Please note, we are Chartered Engineers and Pest Inspectors, and not licenced plumbers or electricians.
** Please note, the presence of asbestos cannot be definitively determined by visual inspection. For conclusive detection and classification of asbestos, it is necessary to send samples of suspect materials to a laboratory for examination under an electron microscope.
