Q: Should every home inspector be a professional engineer?

A: Having a professional engineer inspect your home is always a sensible decision.  It is important to note that an engineering qualification is not mandatory.  However, degree qualified and chartered structural engineers typically have a very strong technical background and a professional approach that is often lacking with many builders.  Basically, a registered builder should know ‘how‘ to construct building details to meet the current standard, but an engineer will also know ‘why‘ building details have evolved into the current recommended standard.  An engineer will understand the consequences of taking shortcuts during construction and will anticipate the severity and likelihood of future problems.


Q: How and when will I receive my inspection report?

A: The home inspector will verbally communicate findings to you onsite on the day of the inspection.  Your report will be emailed to you within 24-48 hours following the home inspection. You may request a hard copy of the inspection report at no extra charge.

 

Q: When will I receive my hardcopy?

A: All requests are processed immediately.

 

Q: Will your company repair damages found during inspection?

A: Under the Professional Code of Ethics, professional home inspectors cannot be linked with any other construction or home related trade due to a conflict of interest.  An inspector will be able to advise you on the appropriate specialist with whom you should consult (i.e. Electrician).

 

Q: If your service is not available where I live, how do I find a reputable home inspector in my service area?

A: WA Home Inspections have worked very hard to earn the trust and respect of homeowners.  We will not make a recommendation without first-hand knowledge of the home inspector.

 

Q: How long does a home Inspection take?

A: A typical home inspection of an average single-family home (1500 – 2500 sq. ft) takes approximately 2 to 4 hours, depending on the type of inspection requested, and the construction type, size, & condition of the home.  During this time, we will thoroughly inspect your home, verbally disclose any findings to you onsite and answer any questions.

 

Q: Should I attend the inspection?

A: You are welcome to be present during your home inspection.  Attending the home inspection is a great opportunity for you to ask questions and learn about any issues your home may have.

 

Q: Do you inspect commercial buildings or only residential homes?

A: Currently, WA Home Inspections specialises only in residential home inspections.  We feel this approach allows us to provide a more focused and thorough level of service.

Q: If the home is only five years old is an inspection necessary?

A: Yes.  Just because the home is new, it does not mean that everything is in perfect working condition.  The home could have been built incorrectly, which can cause things to fail within a short time span.  Problems are less severe when they are caught early.  An inspection is always recommended before purchasing a home (old or new).

 

Q: Can I call at a later date for information and advice?

A: If you have any questions about the report you can give us a call.  We will make every effort for you to be comfortable with the assessment on your home.
