For those of you who think it’s normal to expect a few nasty surprises from a new home, or who think you can’t really expect a home inspector to find everything, I’m here to tell you the truth.

You should expect quality and integrity in a normal home inspection.  You can do better than accept “opinions” in place of evaluations.  You should expect a home inspector to give you a thorough assessment of any home and help you understand what it means.

The cost of an inspection like that, may be higher.  But the possible hidden costs of a normal home inspection today – which often isn’t worth the paper it’s printed on – are too high.  A bad home inspection can lead to surprises you will pay for over many years.

I started ‘WA Home Inspections’ because I want to see more highly skilled, trained inspectors working in the field.  I want to improve the industry by providing a service that fully complies with, and goes beyond, the Australian Standard 4349 series.

More importantly, I want to give homeowners the peace of mind that comes from knowing their home has been inspected using the best equipment, by skilled professionals who are committed to their work.

A combined building & timber pest inspection takes approximately 2 to 10 hours (Average 5 hours), depending on the type of inspection requested, the construction type, workmanship quality, the size, and the age & condition of the home.  During this time, we will thoroughly inspect your home, verbally disclose any findings to you onsite and answer any questions.  Any “inspector” taking less than an absolute minimum two hours to carry out a combined inspection of a property is not carrying out the inspection to AS4349 series.  A timber pest inspection alone, can take up to 1.5 hours, as it is required to inspect the attic and sub-floor space (where present), and to thoroughly inspect the grounds of the site for termite activity, to within 50m of the building.  Due to the lack of regulation in Perth, it is a great idea for a buyer to take time to be present for a home inspection, to ensure that sufficient time is taken to thoroughly inspect in accordance with the Australian Standard AS 4349 series.

Finding a good quality inspector is like finding a good quality builder, you need to do your homework.  The largest part of that research should be hearing from previous clients.  In my opinion, the professional appearance of websites, and the apparent thoroughness claimed by inspectors, should not influence you choice of inspector.  Many ‘inspectors’ behind some of the most professional appearing websites in Perth, regularly spend as little as 20 minutes conducting a building and termite inspection.  This is unfair on an unsuspecting home owner, who is often about to make the biggest investment of their life.
